Hi @Joe Fairless - two of the biggest mistakes/problems I see are (1) not recognizing that when you bring in investors and give them a percentage of an LLC that is actually a "security" and there are laws that need to be complied with in issuing the security, and (2) not addressing capital call provisions (or other financing options) in the event the venture runs short of capital after the initial round of investment. 

She then said " did they give you the address?"

I then came in with an offer at 161K (Which is the address of the house, I acted like I was superstitious and that I wouldn't offer anything higher than that LOL) they counter offered with 169K & I came back in again with a hard 161K... and it was accepted!

You dont have to give the address of the property and give us all the numbers.

Does two year rental history mean at the same address?  

You can gain and lose a lot of efficiency here.5) What is the brokerage's culture?

Cutting expenses is a lot more efficient than building new income for most people.  

Protection will be accomplished by Non circumvent agreement before releasing the address , description and showing.Why wouldn't  I tie the property first ? 

I can't seem to find a way to do it efficiently through Redfin or Realtor.com - perhaps I am SOL.Jeff
