I got it at a great price about 5 years ago, due to its foundation issues.During the sale, our real estate agent successfully negotiated for the seller to pay the cost of the foundation repair, and then we eventually split the cost of resulting plumbing repair with the seller (a very expensive endeavor).My husband and I are househacking.

Trust me, the electrical and plumbing have been replaced sometime in the last 145 years, you just need to know when and with what.As for financials, you want to see the rent roll, all expenses for the last 12 months, permits for the work that was accomplished, confirmation that the property is in good standing with the city as to inspections and zoning, vacancy rates, etc...

Roof condition, mechanical condition, plumbing issues, appliances, foundation, structure, overall flow and usefulness of layout and spaces.  

Hi Gary, I found a plumbing LLC will be doing my rough plumbing, the rest I can handle it. 

i just noticed that Cicero is on the list... if I only I had known about this last year when I was re-plumbing my entire six unit!!

It was already rehabbed though we did have to invest another 3k in plumbing repairs.

So between the two of us he did the framing layout, kitchen cabinets, doors and windows and i did the plumbing, flooring, electrical, landscape, painting, tile.

Based on the what I've seen it looks as though the studio is what need to be remolded, its been completely gutted to frames, even the plumbing is gone.

Is anyone here able to recommend a trustworthy and reasonably priced handyman in Atlanta that is capable of minor plumbing and electrical work?
