I am a pretty new agent and would like to send monthly coupons/discounts from local businesses to my sphere or clients. 

They are likely to take option 2 and if you keep the discount small you are probably coming out ahead.  

@Xavier Brinkman If you work with a contractor, they typically find cheap supplies from discounted warehouses. 

This usually allows me to both earn the rewards points and leverage a small discount at the store. 

About 5-7 block up from a pretty bad area.We've been in this house for 10 years and have re-done all wiring, plumbing, insulation, roof, siding, kitchen, bathroom, etc. 

What is the average a commercial appraiser discount the yearly rental profit using the income approach. 

I do like the peace of mind that comes with the knowledge that the work has gone through the official permitting process, as this significantly improves the odds that is was done correctly and will not be a problem later.I am wondering if it is a good idea or a bad idea to purchase a property with significant recent unpermitted work if I can get it for enough of a discount to have all the work inspected, fixed if necessary, and perhaps retroactively permitted. 

We grab any quality LVP that's discounted, the last was enough to do a couple of laundry rooms & a foyer, $12/box of 23 sqft. 

I could try lowering the price but I don't understand how my price is to high when apartments within four blocks are listed at 1800/1900 that haven't been renovated and the apartment I have listed has a new bathroom/kitchen and central ac/heat.
