New member here - have found many useful tips & strategies on this site, but was never a member prior to today.I have a question about seller financing calculations regarding a deal that I'm currently working on.I'll spare you the full details of the deal, but I've essentially been able to get the seller to open up to a possible seller financing deal that would get me a great cash on cash return of near 20% on a good, solid property on the busiest street in town.Here's where I'm somewhat stuck (and I hope you can follow).

The more detail the better.

A Profit Loss statement is nice, but I'd like to get more detailed.

I'm from Syracuse, NY and for the past year or so I've been establishing and running my video production business.

I am in the due diligence phase and the initial inspection showed some plumbing issues and leaks and I want to understand the scope repair and get a estimate.Would really appreciate if anyone can please recommend a good plumbing contractor.Will send out the details about this deal once I get it closed. 

@Nick Thomas if the only thing you have is just pictures then you have not much, and therefore the safest assumption you can make is that you will be doing a gut rehab.Also cheap is not inexpensive, and the cheaper they are, the more money you will put into the rehab.What I do to estimate rehab costs remotely is to have my (local to the property) realtor walk the property with me on FaceTime and I record the video.  

It would be great if these companies provided detailed videos/information reviewing the tenant experience.

Follow up with your attorney or tax preparer to go over the details for your individual situation.I don't know of any checklist that exists for piercing the corporate veil but I'm sure if you read articles online, you would find several on the subject. 

Like @Andrew Johnson said, there's some details missing. $130k on 1.3 million is 10%, on 390k it's 30%. 

But now one son and one son-in-law want to do something with brewing beer and owning a brewery-bistro or something (not privvy to all the details at this point) and I'm terrified for them.
