@Paul Moore - I have read a bit about PPR in the past but not done a deep dive.

Tons of things that aren't apparent with a walk through that have deep expenses to fix, before even getting to the layout and upgrade to make the house "pretty" enough for the market to agree on a price.

So anyway he is stationed in MS  and was in contract to buy a home in Memphis and for the donation I give personal consultations for basically whatever they are interested in as long as its something I am confident that I know and understand.One thing I know and understand is mid west deep south rust belt cash flow rentals.. after having funded well over 2k of them for other clients and owning 350 of them personally.That all said he sends me the property and what he is paying and the glowing descriptions.. ( this was not a turn key provider)  So just a simple google search ( he had not seen it) so google street view.. 

I could certainly use moving, cleaning, and other relocation services as an option.I also agree about it just being another tool in my box of skills and an amazing lesson.

I wouldn't dive too deep on any one property until you have a live person showing some sort of interest in selling. 

I started diving deep into REI about 4 months ago by purchasing Meet Kevin's REI course and I'm currently 36% of the way through.

I'll be charging 20% on reservations & OTA service fees, but not on cleaning fees. 

My agent is pretty pissed, and also lacking in Loan types  info in deep detail she is also concerned.

They cut and polish the counters to install them so it seem like it might be possible to repair them, depending on how deep the stain is.
