My daughter had a similar scheme happen to her with a PM, and this tact worked with them.Next, your contract probably says that if the place is ever deemed uninhabitable, that the contract is void.  

Told her who I was and that I was concerned, not being able to reach her daughter.

I have a tenant, married and retired couple,  who have a grown daughter (aprox 30 yrs old) living with them. 

My daughter has quietly lived in a duplex for over 2 years but new neighbors who smoked weed moved in next door.

BUT then she began to spend the 2 months over Xmas with her (recently moved away) daughter.

Also, I would never agree again to being charged to fire someone - most PM contracts will include a fee for even firing them.I was personally ripped off with fees and so was my daughter by PMs. 

I left the voice mail and she never ever response my call.Finally, my father drove 8 hrs to there to check if she is ok or not on 8/30/16.He went to management office first then went to condo.He heard there were someone talking inside the condo, so he knocked the door and my tenant  opened the door.My father felt better because she is ok.We ask her why she didn't response us, she didn't answered.We ask her to pay the August rent because if she didn't pay on 8/30/16, she will get late charge for $100.We know her health is not good so we asked her if she has personal check.She said that she didn't have personal check.She would go to bank next day and give me a call after she finished doctor appointment (8/31/16)My father was worry about her and asked her if she needed a ride to hospital.She said her daughter would take her to the hospital.She still not call me and response all my calls.Can I evict her out?

Oh, and if there isn't a better alternative, my daughter let her tenants pay her with PayPal.  

I was personally ripped off on one of these types of deals, as was my daughter - and I was conned by the one my daughter hired, even though I was a PM at the time, and I helped my daughter find them, because they were that good a con artist.They will tell you that everything is "standard," and they'd never charge you for these things, and they don't normally have any problems, on and on.Well, I am telling you - if there is a fee in the contract, you can be sure you will be charged that fee.  

My daughter, husband and 3 children rent a house that has ongoing plumbing problems.
