I just keep a running sheet for each property (you could add an additional column to specify unit). and use the sort function to group by types of expenditures, date, etc., depending on what my purpose is.

@Robert MolloyThe process you linked is correct, I found a property on the MLS a few weeks ago that I was interested in, but they wanted an all cash offer for the court plus it needs to go through the bidding process.
