@Josh StewartThe mortgage lender i mention above did say that for a cash out i will need to wait 6 months...so i will adjust my numbers for the holding costs increase. 

Go to a few auctions and get a copy of the terms and conditions from the auctioneer.  

How do I put in an increase in rent?

(Not close to a college)Modular home: Asking 84K in good condition with minimal work needed. 

My offer on a single family home with a legal secondary suite was accepted and now we are just going through the process of removing conditions.  

Then you want to get into specifics about the condition of the home.. condition of the: roof, exterior, hvac, water heater, plumbing, floors, walls, etc.

Yeah and if the restaurant industry got rid of all those pesky mom and pop shops and every restaurant was like McDonalds or Applebees the dining customers would be so much better conditioned to accept mediocrity.I know you believe that as a landlord I owe my time and energy to the "charity" of the "Landlord community" to try and make it better.

Let them know what your expectations are. also let them know how you will handle things like rent increases and late charges.
