I recommend listening to BP Episode 211 which covers a lot of the process necessary for out of state investing of any kind, and reading David Greene's book on long-distance re investing.

If you’re okay moving back in with your parents or crashing on a friends couch if it takes longer than expected, then maybe you quit and go full time.I’d definitely build my business faster without commuting back and forth to the pentagon every day.

The commute is getting too long.

I have been reading David Greene's BRRRR book and Long Distance REI, as well as Michael Blank's Financial Freedom book about apartment syndication and still trying to decide which route to pursue.

If I can flip at a distance and still make money through a team, you definitely can do that locally.

I love Fredericksburg area, it still has all the conveniences of Northern Virginia (unless you have to commute to DC daily) but at a slightly lower price point.   

How has it been managing the rentals long distance?

There will be waves but the economy should be able to stabilize if the initial onslaught is contained through social distancing.
