this has been discussed a few times on here...i do lower to median income rentals...for those i remove ceiling fans, dishwashers, carpets, cheap floors..i paint h/w floors brown and/or install commercial VCT tiles..they are durable and you can buff them between tenants..i paint all ceilings, walls, and trim teh same color...again, this is for lower to median income apartments...

Also, not letting the grass get too tall before you cut it helps because the bottoms of the blades are usually lighter in color than the top.Adding iron to the yard is specific to increase green-ness and has little other value.

One of my favorites used a lot in RE and financing deals, is wire fraud. the bad guy does some off color deal, gets hit with a minor fraud issue and then, since related funds were deposited they throw in wire fraud, love it!

This is definitely a nuanced question as:       -Dodd Frank is broad, huge, and bloated and as such+Helps regulate in a positive way in many cases+Helps regulate in a negative and stiffling way in many cases+Uses way too many colors to paint a very confusing picture, which must be hung on the wall both of the small lender, as well as the largest of instutions.Repealing it will both harm and help.

@Alex Sanchez,"Red tape" is rather a dated expression, going back to when things requiring further inspection, repairs, etc. literally were flagged with "red tape" - think of crime scene tape colored red.

If they've been there longer than that I will generally do 1 coat (no color change).
