I would suggest that if someone wants to enter Detroit market take at your own risk two trips: flight/car/meals/hotels to know the city, its people, the neighborhoods and develop local connections!

In Atlanta, if the work being completed would normally require permits (Structural, electrical, plumbing, HVAC) then the city/county would want you to have the work permitted.

Cheapest multi in this city as of today is $1.85m and that is for a duplex! 

Things seem to be moving relatively fast in Fountain Square area these days, but my cautionary note is that things move slower in Indy compared to Western cities.

.- Jobs (growth, stability, etc)- Schools- Population growth or lackthereof - Rent Rates- Sales Prices- New home sales/ build volume (market saturation) - CrimeA good macro site is City-data.com but you will surely want to get feelers out into the local economy as well to determine the above.
