What is more effective is figure out how much per SF it costs to replace flooring, how much to paint a room, how much to update a bathroom, how much to replace kitchen cabinets, etc.

They come fully wired with a panel, drains are all stubbed out, fixtures in-place, they even have the kitchen cabinets installed.

Christina , i have 3 properties just purchased , thanks for the advise , bringing in remodel guys for paint /texture /cabinets .....really just need a good plumber and electrician , the rest i can do myself, will hang out over there about 3-4 days at a time , in about a 3 month span , have 3 properties , 1 month each property .....how many did you rehab ?

Let's say I do a kitchen remodel and I get an itemized invoice from my contractor which breaks down the remodel into: $1500 for plumbing, $1000 for electrical, $2200 for cabinets, $1500 for granite and $1000 to remove a wall and drywall/paint.

If it were an enclosed vanity cabinet, then there likely would have been more visible evidence, but even at that, a small stain or few drips inside the vanity would also not rise to the level of a Tenant taking the initiative to report it.

We added a mini-split HVAC (it was previously window units and baseboard heat), changed all windows, new roof, new siding, new plumbing, new light fixtures, new kitchen cabinets, total bathroom gut and remodel.

We had the roof replaced, new insulation in the attic/crawlspace, new bathroom, kitchen cabinets, windows, floors, paint, and we had the house jacked up and reinforced where several joists had failed causing the floor to slope.
