Is it cheaper to defend against the adverse claim or pay you the amt of insurance and leave you to defend your title.Second, if the title insurer decides to defend and finds the adverse party can't be paid a reasonable amount to release their claim, you can wind up in litigation for awhile.

Only advice I ever got there was to somehow vet what level they are at - graduate students might still be rowdy, but that's a lot less likely than trying to landlord for the 18 year old undergrads that have just recently been released from the watchful eyes of their parents.
