We are currently managing the property ourselves, and we would like to upgrade the bathrooms in the future.

I'm looking to get in contact with a contracter for a job here in Indianapolis who specializes in roofing, dry wall, flooring, and kitchen/bathroom renovations.

I am fairly handy and handle the majority of updates in my primary residence, but I haven't taken on any large jobs like rehabbing an entire kitchen or bathroom.

My goal for 2021 was to own 10 doors, essentially adding 4 more in 2021. 

We have remodeled 2 bathrooms, master bed, adding another bath, relocating laundry, and soon will start the kitchen.

So essentially I just repositioned $350k in debt from a 2.5% cap rate to a 6% cap rate, which is why I am leaning towards taking the loss.

Lol...Essentially, you are looking to purchase a lot of land, have improvements done to it so customers can bring their tiny homes and pay a monthly lot rent. 

If I were to purchase 5 properties over 3 years for $200k each, which yield $1k each in monthly cashflow, I am essentially going into $1M of debt at the end of the 3 years to take home $5k a month.
