If you buy something as an investment property you might be able to get 10-15% down, but the rate isn't going to be as good, I'd recommend 20 or even 25% down if you can, but even then the interest rate is still going to be higher than it would be on an owner occupied loan at 5% down.

I have flipped  properties and when the tenet destroys the inside from having to replace sheetrock to fixing cement that was placed in the toilet to AC unit being taken, New HVAC being replaced, the list goes on.
