Any of these loan types that ignore standard income will carry a higher interest rate, likely will be an adjustable rate mortgage, have higher downpayment requirements, and sometimes are only 15 or 20 year loans...which also makes your payment higher.

In Oakland, if an owner moves into a property, and that property is 3 units or fewer, then after 2 years of the owner living in one of the units, the property is no longer subject to rent control and all rents can be adjusted to market rate.

@Tony Marcelle, I've never quite understood how people get Sellers to let them lease their property (instead of outright buying) for significantly less than the market rate, especially when the Seller is being asked to approve sub-leasing for higher amounts, which the Seller would not benefit from.
