Hello everyone, I have a 2 family home that I rent and in the one unit a family friend lives there.They moved in with no security deposit and keep making up excuses after excuses it’s been 5 years now still no SD. 

One of my friends there, back in 2013, when I left, owned about 80 units, mostly SFR, and is not north of 240.  

Needs a few repairs, but definitely inhabitable) with a small 6 unit in the back. 

Recently bought a conforming duplex in San Francisco that is tenant occupied with two tenants in each unit. 

I am exploring options for purchasing a multi-unit property with a SFH (2b, 1ba, with a detached garage) and 2 ADU units (1- 2b/1ba and 1- 1b/1ba) in Los Angeles.

Numbers for this property: 430k PP for duplex (3/1.5 and 2/1) on 3 acresRent for bigger unit= 2500-2800 PITI + PMI = approx. 3500Maintenance/vacancy/trash etc.= approx. 700My monthly cost for living in one unit= approx $1800 (which is what I pay to rent right now).

@Emiline Lyell - Do you have pictures of the unit beforehand to show the condition?

In early 2022 I was working with a lender/broker that was offering 10% down on investment properties of 1-4 units, more recently some examples include 15-20% down on investment properties and 10% down on a Jumbo exception second home purchase. - Investor incentives.

This criteria is for 1-4 and 5-8 unit programs.

I now live in California and self-manage, but I wouldn't recommend it for first-timers.
