I wouldn’t say it’s out of the question as as cpnventional you’re looking at 15-20% down + $3-5k in closing costs + reserves for vacancy and misc repairs if it’s completely move-in ready.

I'm sure there are good ones out there and you just have to do the research to find them, but I don't really believe they'll care as much about the property, who lives in it, the cost of repairs, etc as much as I will.
