If you plan on doing buy and holds look at the Northside, Westside, Orange Park,  Middleburg in Jax.  

In Clay County Missouri, for example, all of these listings are published in the Kearney Newspaper.Before you pay some national company for this information, I would give your local county assessor a call and see what they recommend.

I guess it would be a good way to get a ball park figure though.

Is there a super spreadsheet or software out there that can handle things like:-Vacancy of single units in a multi during a rehab and the associated costs (utilities during rehab)-Projected capital expenses at a specific time...parking lot resurfacing in June of year 3-Seasonal expenses like snow removalMy point is that a percentage of something is too generic and does not represent how cash really flows.

There's nobody to tell us what trees to cut, what colors are acceptable to paint the home, when to mow our lawn, what kind of vehicles can be parked in the driveway, where to place our garden hose and trash can, etc.

They usually offer better rates/competitive rates and they know the local market better than a national bank would and will give you the 'personal touch' by being more available.Hope this helps!

This condo would only be a play on appreciation, I am personally looking for an investment as well, but it seems like the only areas that aren't war zones that cash flow at least something will be around Humboldt park (The nice part of it), Belmont Craigin and Belmont Gardens.
