Even though this is a short sale, this is still a bank involved, as they have reviewed the HUD and other documents at closing.

It really depends on the lender & how often they review their customer's files. 

Everybody has friends, so 'good' reviews are easy to come by. 

Excited to gain a bit more focus after reading more in-depth literature.

I'd encourage you to review what sort of qualification requirements you want to require.
