you don't have any expenses itemized so I don't know your U/W but when I see a property with outsized gains, for no apparent reason, then I know the reason is offset by appropriate increased risk.

Rent increases and better marketing made it all work.

I have one friend I could approach about either partnering with me or making a hard money loan who might be able to make up the difference until I can mortgage it, but I also don't want to waste his time either and as I mentioned, I have low confidence in myself for this type of deal. 

You are taking the price of every property and increasing the cost of it by $5,000 without adding a penny of value.

In my opinion you should NOT pass up the opportunity to secure solid, life long rapidly increasing income in a growing industry with a serious demand for talent with flight time.

Only way to be confident it gets fixed correctly and to your satisfaction

You're right in that it's tough to justify an expense like that with an increase in rent alone.
