The current layout is  very awkward and is a poor use of space, but could be tremendously improved by just swapping the tub and shower locations/orientations, which I imagine would drive potential costs up a lot.

I'm not familiar with Buildum but I would imagine any credit card payment could be subject to the card company withdrawing the payment if the tenant disputes the charge but that's a whole different topic.

I imagine it's feasible that he could then find a portfolio lender that would allow him to refi all these properties into a commercial loan so he could get his cash back and repeat the process (assuming at least a few months seasoning).
