Dishwashers almost always get fixed because there's about 5 things that can break on them, so we keep the old ones in storage and let our repair guys (or me) scavenge them for parts if necessary.

You need to review your lease and see what it says as to outdoor storage... because if it isn't in the lease, and it isn't against code... there may not be a lot  you can legally do about it.

It sounds to me that you rented her "storage space" with no intention of allowing her to live there.
