In terms of finding raw land, and zoning to develop successfully and turn a profit. 

Unless you're buying under market value or with all/mostly cash, it can be tough to be cash flow positive on a rental property here, and extremely unlikely to find any that meet the 1% rule as a LTR.

@Addie Burchelljust curious how hard you've tried to find a property manager so you can keep it as an MTR. 

I drew up a land agreement which stated that I allowed 30 days for buyer to pay rent or the contract could be terminated.

Also has a low interest rate and currently cash flows well as am AirBNB.  

Hi all, For a rental home, tenant says bathroom floor keep getting wet, even though it is small amount. at first, they thought they dropped some water. after wiping water, however, it keep coming back and now they think there is some water leak. my plumber went to check and found no issue with bath sink. he thinks it must be shower leak. the shower was redone last year by a contractor, who i ended up firing since he did not show up to work later. anyway, i hired water damage restoration (Servpro) company to check how much damage there is now. unfortunately, based on my research, it is very hard to find source of shower leak. i am thinking of rebuilding shower. i hired a kitchen remodel contractor and he gave me two options; either fix shower pan only, or (optionally) rebuild shower as well. 

You set your screening standards at a level where they will most likely not qualify, as a example setting a high credit score requirement will eliminate many on disability.You keep taking applications until you find the highest qualified applicant.

If there is an area where you are not as confident like plumbing, electrical work, etc... then you can always find a subcontractor for that.
