I would just apologize for upsetting them, note that even felons need work, and promise to keep your father from working on the property as long as they remain there.

Remember lenders can promise anything on the initial call then you get tens of thousands of costs deep and they re-trade or do not do the loan.

So bottom line is you should figure on 4 to 5k for the loan out of pocket at least unless you can find an individual who will do it for less and has no over head etc.. hope that helps with explaining how the business works from a income standpoint of the lender.. and so on and so forth. Now you will get the fake lenders hounding you saying no problem just need to send me a 500.00 good faith fee or deposit etc etc and it will be credited back at closing.. those monies will be gone and lost forever..

@Robert Dautov this can be tough, the tenant is supposed to grant access if given a reasonable notice (I believe 24-48 hrs) but its very tough to enforce this rule. You may want to speak to the sellers agent about your intentions with the unit and have him advise the tenants that you will wear PPE and follow social distancing etc, you may even want to promise to limit the number of people in the unit and the length of time for the inspection to put the tenants mind at ease
