@Matthew McNeil While I am a huge Warren Buffet fan, as others have said, those takeaways aren't that applicable to REI. 

If there is someone out there that you really want to learn from you have to be a devoted fan.

The cashflow fans should be excited, I’m not, it’s a tough decision. 

I'm always a fan of tax free. 

While I'm not a fan of open houses, you may want to schedule one for a few hours to streamline the showing process and minimize disruption/intrusion for the tenants.  

The house comes with ceiling fans, refrigerator, stove, W/D hook ups and central A/C.
