Now lets say a third party steps in before the set amount of time is up and offers to pay the property owner the amount they owe to make the certificate holder whole.

My lender called it an "all hands on deck" situation.Also if you wanted the seller to do or complete any repairs before closing, it's going to be hard to get contractors out to do those so you might have to settle on a credit instead (which can be better if you can get the work done cheaper - though then you have to manage it of course, instead of just having it be done).Closings aren't happening face to face any more; many are "document closings", where the parties come in at different times and sign things separately.

If the Broker is offering a third party lead gen/crm tool then that's a different story, that way you can still transfer your leads into your own crm if you happen to leave that broker.   

A contract can always be changed as long as all parties are in agreement.

Podio is great, I was using it when I first started certain great for allowing automation and great integrations with 3rd party tools. 

Just be sure it benefits both parties before approaching them with the opportunity.Another option could be hard money.

If you own the house, (you are not party to the Divorce proceeding) how can the court force you to sell.It seems like you need to speak to an Attorney about this--if you want to continue to own.
