These allow you to bundle renovation costs, and if the post-renovation value meets 20% equity, you may be able to avoid PMI.

I will make sure to show this in a future proposal You used a word that I'm going to highlight:  "i do not have the 20% down and can show them its a good deal.

The customary California purchase agreement includes a contingency for the physical inspection of the property, so you will grant the buyer and agent access to inspect the property during the contingency period.
