Hi all,I am a new investor looking to getting into the rental property business in an apartment.

I'm not as booked as I would like to be, and according to others they are going through similar circumstances...Do you expect immediate profits larger then your yearly mortgage and other expenses or do you give yourself a year or 2 like other business ventures?

Look at their marketing strategy.

there is a judgement my name would be on record - for a longtime - even though this was a business dealing and not a personal deal.In my case, I own my properties in my name and self-manage my properties with a Single member LLC.,  and I am thinking of using the LLC name as the "Landlord".

I'm still new to some of these real estate investing strategies and am certainly learning a lot. 

For me, my strategy has been coldcalling via lists through Propstream.

If your goal was to offset active income, a more in-depth strategy should have been suggested.

A lot of my wholesaler buddies are telling me it's common place to have to spend $50K+ on marketing to sustain the wholesale business right now. 

My dad worked as a contractor for over 30 years and now I am looking to start a family business (he is retired).
