If I look at ROE, I might realize the house has appreciated and I can take that equity to get a better return by selling the house and investing in another property elsewhere.

I don't have time to cold call, find off market listings, growing markets, run numbers, etc.If it isn't on zillow, I do not know about it.Luckily, the financial side of things is not an issue and I am very willing to put capital to work.Here is my ideal scenario (not sure if this even exists but I'll try):- Investor friendly agent that can send deal flow- Likes numbers so I can make better decisions- Can help with upgrades and getting properties ready for renters- If full BRRRR property, manage that rehab project.- Can help finding, or being, the property manager.Time and expertise are my largest constraints.Capital and motivation to put that capital to work and my best assets for this specific scenario.This can be a great relationship leading to dozens of deals if we do it right.However, I do not know where to go.Please help.

Either A) you need to want a ski Airbnb/VRBO for the personal use of it but not the investment aspect of it or B) you need to be okay with some of the areas within 45 minutes of the ski areas that are totally open to short-term rentals and where the numbers are better.

I keep hearing that 2 or 3 BR properties rent out much better than 4 BR, but this in contrast to airdna and BNBCalc at least on projected revenue.

Pretty much everything I've looked at either:A) doesn't cash flow for about 15 yearsB) would cash flow if you bought it with cash, but at that point you could get much better returns investing that money elsewhereEven looking at house hacking it seems that the savings on rent (about 2.5k/month median) are outweighed by the significantly higher cost of purchasing property.
