We currently are building a SF with the financial help of a family member.

Focusing on the borrower first, especially their experience and integrity, can really help mitigate issues down the line.

I just have 5 units and am doing other work to help pay the bills in addition to doing all the property management myself (upkeep, repairs, cleaning in between tenants, mowing, finding & interviewing tenants etc).   

@Alfredo CardenasA cost segregation may or may not help you.

Also, could you describe how this method helps you in acquiring leads?
