Next I’d look for ways to reduce maintenance; some don’t put bedroom closets in, dishwashers, carpet, garbage disposals, add gutter guards, etc, depending on the property.

But, also, I disagree with the job makers - after all rehabbers employ construction crews, buy and hold employ management, landscapers, maintenance, MF investors employ all kinds, and note buyers often employ servicers!

I don't think the maintenance will be 3x more expensive on the property that rents for 1500 than the one that rents for 500.I have 2 properties that I purchased for the same price and rent for the same amount, taxes for one of them are more than double than the other.
