This is the required administrative layer for contributions/distributions and annual reporting.

The cash flow is generally not there to put in all the layers to stay more passive as a sponsor.

The Land Trusts provide a layer of privacy and avoid probate.

It takes 3 layers and each layer needs to be dried in between.

also consider whether you need a full repaving (remove what’s there, level the surface and re-pave), just a 1” or 2” layer over what’s there, or maybe just a seal coating.

If I play the lottery it costs $20 (mega millions and Powerball) and for that I get to day dream for a couple days about what I would do with the money and what lawyers I would hire to form the layers to hide me winning the lottery.

Of course that adds another layer of difficulty.

cost depends on demo cost of existing roof, how many penetrations you are going to have in the roof, waterproofing and insulation layers.
