The other units in the area might actually have those proforma rents, but it's a bold assumption that any specific property will support them also - - poor curb appeal, poor internal condition, war zone neighborhood....In your offer to purchase, demand a rent-roll for the last two years, signed as accurate, to be returned in 10 days of acceptance to see the real rents.

Fix-and-flip", to me, should be more cosmetic than that, a "lipstick on a pig" approach to increase curb and interior appeal without so much actual replacing stuff.To me a "rehab" is gut to the studs, maybe take out walls to open the layout, put up all new drywall, etc., update plumbing and environmentals, all new kitchen and baths, etc.In some places, electrical, plumbing, etc. must be up to code just to resell.David J Dachtera
