There are very few to no rental units below grade (it's gets pretty cold here in winters, and no matter how you heat it, full living spaces in basements are not very attractive).

To make the move from wholesaling to rehab/flips, you might look for partner with funds who doesn't have time to do the work but is attracted to the higher returns that they can get from real estate (compared to banks, stocks, or bonds).  

Some of the peel and stick is pretty thick snd quite attractive...vinyl had to compete with laminates nowdays.

It also attracts people that are trying to get whatever they can.....as in...paying for their stay, then complaining to airbnb and getting all of their money back.
