Unfortunately you need to have volume in order to attract qualified individuals to work in-house.In the end my advice would be to pay for a good contractor and add time for them to fit you in their schedule.

While i have no experience with cockroaches, i have unfortunately dealt with bedbugs twice in the same unit, years apart with different tenants.All that being said, the units i own are generally 1 per building(4 units per building) so it is extremely common for a problem to be coming from a neighboring unit.

The property sits right outside of University of Delaware so we were shooting for the $700 -$800 per room figure that the college housing is going for, Unfortunately UD is not reopening until next fall so we may have to rent to single families around $2000 for the time being.

I can't imagine a landlord, in these circumstances, would be unreasonable with a tenant who is facing hardship and risk losing out on cash flow versus working something out.
