In fact, repairs themselves are a small expense item - the system replacements aren't usually lumped in as a repair (they are treated as capital items).

She knows that I can give her notice anytime if she treats me the way she has.Anyway, the only problem might be if someone puts in partial payments and if you try to evict it shows that you accepted partial payments, which can work against you in court.

You don't have to do a cash out refinance, there's another option where it almost treats the loan as a purchase funds without the seasoning requirements and happens after closing.
