Lenders would not count your commission as an agent until you did the job for 2 years.This is why it's a big decision.

It's a tough business and it comes with high cost of entry.Buy and hold decisions are made primarily with passive income in mind and overall ROI of the monthly rental income.

You have to understand there is a trade off.

How passive or active it is could be compared to buying mutual fund (passive) or to day trading (active), or event to having a financial advisor (turnkey).

I'm in no hurry I just want to make wise decisions.

I'm looking to make my decision here before the new year.

I will let you know the probate list is a little tricky because you need to find the person in charge of the estate or the power of attorney. sometimes if you market to the house of the deceased the decision maker wont get it.
