Further, you should add the LLC as an additional insured if you do not have separate coverage.If the object of this exercise is to less the # of claims you have on your properties it would pay to look at what the insurance companies look for when they inspect:1. cracked or broken driveways or sidwalks2.

Also I see what looks like a macerator on the sewage line with an electrical connection (to the right of the window).That might be in indication of sewage issues in the line to the street.You might want to have a sewer cam done (by a reputable company).Maybe try to find out the age of the macerator, and any history if issues, and if it truly is a home use macerator vs one for an RV.A home inspection might also be a good move.Also the old cast iron sewer pipe looks to be wrapped with some kind of insulation, you might want to see if you can get any info on pipes freezing in the winter for that building (or if the pipe is cracked and someone tried to bind it back together).Good Luck!

Active foundation issues usually show up inside the house more obviously - cracks in drywall or plaster, sticking or misaligned doors, windows that won't open or close properly, trim that is separating.

You essentially buy a 100 HOA liens, serve a 100 mortgage companies and hope 2-3-4-5 of them let it slip through the cracks, don’t respond, you default them and wipe out their first lien position.

Hi Bill,I'm suprised you did't catch the vendor charge during due dilligance.Either the reocurring charges, or the vendor name--which I'm guessing might be something like xyz sewage.Or do the maintenance techs crack this thing open and clean it (awful job to have)?

They could and probably would deny claims over this.As other have mentioned, things like gaskets and valves are designed to be used and not using them can cause them to crack or malfunction.

I see very few good ones below 200k and they are tiny, meaning lower rents and therefore not a good ratio of rent to operating cost.Home values are up 12.89% in Milwaukee as of June YoY and this is the third consecutive year we see this type of appreciation, so while we are still priced much lower than the national average it also means that the minimum price for a quality property is now substantially more than 2019 or 2015..
