I've had 25 lower and 10 higher for about 15 years and am tapping out to greener pastures hopefully.I have a firm but fair stance. 

Also, I don’t ever plan on tapping equity in the future. 

Tap into that deposit and don't worry about 'trying to save them money'. 

We've tapped our personal resources and are looking to partner with others.

Over time your helocs will get tapped out and you will then want to refinance them into portfolio loans.
