Being 16 I'm guessing you don't have many financial obligations yet: mortgage, car payments, student loans. 

You don't have to have a degree plan or take on student loans to go in and take a basic business or marketing class if you feel like it would be beneficial. 

We’d go and live in student housing for two years (I’m a grad school student) which saves us 1100 a month compared to staying and I’d reduce my commute by about 1.5 hours each day. we’d take that 143 and pay off all our debt and have some seed capital for the next project.

But now have no major debt, student loans are in good standing.

Being a student in a way takes part of my time/money but, I can still find the time to do it with the help that I know I can get.

Although we have Student Rentals in a college town.

There will always be a rental market there, and a SF house can rent out to several students at once.

I've tried credit unions, local banks, big banks... no one will approve me without a $60k downpayment due to student loan amounts vs income (debt to income to high).
