What makes a self-directed IRA custodian different is that they are not purely connected to the public exchanges and limited to investing in stocks, bonds and funds, but rather have the staff training and paperwork to document the IRA's investment in the more individualized transactions that occur when investing in real estate, notes and other non-traditional assets.

If you only have SFH now, it's probably worth considering liquidating those assets and 1031 exchange into something larger.

In Iowa I look for anything that can beat the stock market average as a fantastic opportunity.

Having enclosed trailers is a great way to keep a jobsite stocked.

If I flip the property, I’d likely net about $30k (30% ROI), and I’d try to do a 1031 exchange into a multi family.

San Antonio does not have a large housing stock of true 2 - 4 unit buildings.  

@Diane G.I don’t see it anywhere, the recent iPos and massive stock market gains are only adding fuel to the fire in the Bay Area.

So I’m wondering if I should sell some or all of these, do a 1031 exchange and invest in a different area where the price and rent are more in line with the 1% rule.
