You are already ahead of the game by being active on here listening to podcasts.

One thing I've seen on here which I think is a good idea is to ask them to select a "head of household" which you will do all of your dealings with.

I have always been interested in generating multiple sources of income and trying to jump ahead of the pack by starting to create business and gain connections way before I even graduate in 2023.

It's always good to plan ahead, just make sure you are 100% transparent with the properties you're making offers on that it is contingent upon your sale going through.

I think I am going to allow the month to month but chat with them, and ask that they give me a heads up if they are not going to pay rent.
