i have a couple questions about buying, so ive checked a few properties and ive read some books, i have no clue about anything construction and septic wise, so a few of my houses might have structural and septic issues of course they are flips and rental brrrs.can anyone reccomend any books, podcasts bigger pockets or other, or personal experience for seeing things that my eyes wont catch and possible life saving knowledge. thanks so much!

Have no clue what De-Regulation period means.If it was constructed using TCs and if they were the 9% ones used for construction, here's rough estimate (there are about a bazillion ways to fund these, but this is most common TC) of time:1) Years 1-10. 

My MBA education which was a ton of business case studies and other courses has definitely helped me problem solve a bunch of different issues you run into while investing.

She was advised not to do this and problem solved. 

The more equity you want to have in the property either the better you have to be at spotting a great deal (like info inputted incorrectly on the MLS, adding a bedroom where others don't see it, etc) or solve larger problems (work with couples who might be going through a divorce, estate settlements, foundation issues, etc).

Most FSBO sellers have no clue and should list IMO. 

I've developed similar products in the past and at the moment I'm trying to see if such a solution would solve an actual pain point.

I think it would work well in your situation unless you just pick a number and tell the tenant that is the number each month for utilities (that would be easiest, but doesn't solve the over usage issue).
