That would be covered in the lease.What I call multi-family (2 or more attached units) the responsibility for pest control is on the owner. 

What I do like are the rents, in most cases they can be doubled from what the previous owner set with their long term tenants. 

The owner already owns several properties and has achieved some success but may need some referrals to meet current repair demands.

The variance will be granted based off the site plan submitted at the time and the variance application.

Yes, there can be external reasons - like a stinky factory next door - but mostly it is because bad landlords or property owners fail to maintain their structures and fail to enforce leases and rules.

It makes sense that they're hard to find because most owners go the STR route, but long term leasing might be a reasonable alternative too.    

I am finding conflicting information about whether or not this is allowed in Jacksonville, Florida.I've found info stating that the owner must live in one unit and rent the other, or must rent both units to the same tenant, and the two units cannot be rented separately to two different tenants.
