Whats throwing me off is 1) It was built new and opened right before covid hit then shut back down, so there isnt much of a track record 2)there is a large commercial building on the property that serves as a store and a small deli style restaurant, and i would say neither are being run to their full potential (the owner would agree with that), but 3) the owner is willing to hold a large amount of paper on the deal. 

Also include in their lease that they must shut off the water to the washer when it is not in use.

Not only would I not use the company i ask anyone else who has to write reviews, send a complaint to the BBB and lets get them shut down.

For example,  a water leak list as $1000 repair could be a $5 shut off valveYour conventional appraisal should be an as-is appraisal but I say again check with your lender.

I learned to keep my mouth shut at family get gatherings with regard to my business ambitions.   1% are 1% self selected.

Most businesses will just collect late fees on bills and as long as they get their payment, they will never shut off services.
