Be careful if the actual contract has any terms about assignment or allows their private access to the home before closing, as many "cash" buyers out there try to tie up your house for a low figure, then sell it higher to someone else before they decide to close it with you. 

Am I asking an unreasonable amount or am I selling myself short here?

starting bids are usually way over ARV, but you have to monitor it sometimes you can find something interesting.

When I mentioned a new build would be vacant for 2-3 months they said that didn’t even need to be mentioned it was short enough not to count.

But in real , practical terms it's the bank who has claim to Deed of Trust and who truly owns that house.

Historically, residential US mortgage rates are near their long term averages.

In terms of a tenant that has paid before and had a lease, who refuses to now pay or no longer has a written lease - this is still a matter for housing court as they are a holdover tenant, not a squatter. 

This is very inefficient especially in terms of rocking, mudding, taping, and painting.
