I just want to put it into action.

I just can't imagine that the lender would just let that kind of loss go, but I understand well that they are now bogged down w/ many non-performing assets that they need to get off the books.You are somewhat missing the point.In a trustee sale (not a judicial action involving a note secured with a mortgage) the lender has no legal right to a deficiency judgment if there was no fraud when the loan was taken out.

I've read plenty of books and been on countless REI websites, but a recent epiphany has finally gotten me to take some action and this post marks my first physical baby step towards becoming an investor.

I do have my RE license and I signed on with a RE/Loan company a few months ago, but I feel I have a world of knowledge at my fingertips and am not sure how to put it in action.
