I am now in need of an umbrella policy.

AHA policy is to pay market rent, so this is just the theoretical maximum, but I'm pointing out that very high rents are possible in this program.  

@William WalkerIt actually won't cost me anything (well... except lost rent), as they are apparently so confident in the quality of their service that they offer a "Love us or leave us" policy, which is that you can cancel at any time during the contract with a 60-day notice of intent to cancel.

First thing is an umbrella policy and a land trust.

You attorney could charge you $500 or $700, and you could end up buying an REO property, and some of these pay for your title insurance policy (which can be as much at $1,500-$2,000).  

For most of those areas, it is a street by street thing in terms of safety, but I also feel safe walking around that area and I am spend most of my life in a suit.  

I am just curious , what I can expect to pay , as far as Capital Gains Tax is concerned , assuming I Flip a house , and have owned it for less than a year ( from the date of purchase ) ?Thanks so much 

*The sellers policy could have lower building values, liability coverage and a lower rate. 

Unfortunately, these are known to not work well and can be a safety/fire hazard - even though they remain UL listed.

I've met the Founder/ CEO and very familiar with the title company that underwrites their policies.
