Jurisdictions are coming around to tiny homes or ADU's like in Portland any lot that has the space now that is zoned R 1 can have a ADU out right.. so the govey hurdle is done.. then its just demand.there are companies that already do what your dreaming to do..

Once you have a factory-cut edge without grout or mortar, depending on what it looks like at that point, you can take a very thin bead of painters caulk (use painters tape if you need to) to pretty-up the small void behind the tile and where it meets the drywall (the space created from the mortar).

The renter was just overall disrespectful of the space and took advantage of things where they could there's a lot more to it than that but I'm trying to keep things short, Ish.I have a folder of basic House Rules like a lights out time and we all should be aware that sound travels, basic stuff.But one particular thing that urged me asking her to leave was I came home from a real estate job around 2am to a pot on the stove that was at a rolling boil and a pan in the oven, meanwhile she is asleep.Going off this it makes me feel like I need to put a rule down for every little thing even though it seems common sense not to leave cooking food unattended.Does anyone have any advice for some house rules that they have created that they would like to share?

We both have strong local ties and care about the town and genuinely want to do what's best for the community, and self storage appears the only thing feasible for development on the property except warehouse space.

I found Bigger Pockets through youtube and have been watching videos and listening to podcasts for the past 5 months gathering information to figure out what we want to do next.Recently we bought a home up in Napa Valley upcountry that we intended to rehab and use for a vacation rental as well as build an ADU to add another rental space or use for ourselves.
